Luxury Villas Koh Samui : This exclusive rental property with great location on Samui's west coast accommodates up to 20 people in five totally independent villas. Overlooking the famous Five Islands with beautiful sunsets viewed straight from the property’s many terraces this is a perfect palce for group of 12 adults and 8 children. There are eigh luxurious bedrooms: six bedrooms and two mezzanines perfect for kids. All villas offer stunning sea views and boast highly distinctive design features. One villa has impressive grand master suite and kids bedroom which can easily sleep up to three kids of any age in single beds, and a SPA/massage room. The front master villa 2, provides integrated accommodation for 2 children though privacy for the parents is assured by a dividing wall and curtains. The front master villa is adjoined to Villa 3, by a gated walkway, which can be used either as a totally independent villa or as an extension to Villa 2 for larger families. Two further villas are designed with substantial mezzanines above their en-suite bathroom reachable via a folding ladder (not recommended for children under 8), and these each have ample room for 6-8 people as required - a great place for teenagers!

Lipa Noi, located towards the western edges of Koh Samui, is small but a beautiful and pristine beach. It features an idyllic setting and crystal clear waters. The sea is shallow, up to 100 metres, so it is great for your first paddling and snorkelling. Bedlinen & Towels: Bed linen is changed every third day, while towels are changed as necessary

Check in/out policy
Guests should assume that the Check In Time is 3:00 pm and Check Out time is 10.30 am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). An additional fee may be applicable and will be advised at the time of booking.
Payment Policy
In order to reserve the property you must pay a non-refundable reservation deposit of 10% of the total payment and cost three nights stay, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, 60% of the villa rental, divided into 10% and 50%, has to be paid to confirm a booking. If the booking is confirmed within 30 days of the arrival date, the whole amount of the villa rental is to be paid at the time of booking. This is applicable for all seasons.
Cancellation Policy
The first part of reservation deposit (10%) is non-refundable. Cancellation within 31 days or more before the beginning of the rental period, all payments are forfeited but credited for 9 month from the date of the cancellation confirmation. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Cancellations between 30 and 1 day prior to arrival and early departures are charged at 100%.
